Description
Campbell Centre is comprised of 873,378 square feet in two reflective, gold-glass 20-story office towers and related 2-story concourse arms that join the towers on the north and south side of an independently-owned Doubletree Hotel. Located at 8150 and 8350 North Central Expressway in Dallas, Texas, Campbell Centre is strategically located at “main and main” the intersection of North Central Expressway and Northwest Highway.
Constructed in 1972 and 1978, over $20 million in renovations were completed in Campbell Centre I (“CCI”) Tower and Concourse in 2000, and in the Campbell Centre II (“CC II”) Tower and Concourse in 2002. Parking at Campbell Centre is facilitated by lobby level surface parking located on three sides of the Tower buildings, and an additional 2 levels of below-grade structured parking.
Features:
The buildings feature rectangular floor-plates that are approximately 16,000 square feet in the Tower buildings, and approximately 55,000 to 60,000 square feet in the Concourse buildings. Core factors are approximately 17 percent in the CC I, and 15 percent in the CC II. The floor-plates are consistent with submarket demand of 5,000 to 15,000 square foot tenant spaces, and are well suited to single-tenant full floor occupancy, or multi-tenant occupancy in a variety of suite sizes.
Amenities:
Onsite amenities include two delis, a car wash, sundry shop, vending, smoking rooms and shuttle service to the nearby DART station. The 300-room Doubletree Hotel is located directly between the office towers, and is connected through the Concourse level. Campbell Centre provides 78 percent covered parking– an amenity in high demand in the Dallas market.
CC I & II Tower and Concourse sites are two, non-contiguous parcels that are situated on the north and south sides of the 2.47-acre Doubletree Hotel site. In addition to the two main parcels, there is an unimproved, .996-acre parcel that is contiguous to the north boundary of the CC I Tower and Concourse site. In 2000, this parcel was ground leased by Campbell Centre for 30 years with a 10-year extension clause in order to provide additional parking if necessary and in order to control its northern border. The three parcels combine to create an irregular but somewhat rectangular shape that has approximately 1,613 linear feet of frontage along the east side of the North Central Expressway service road, 1,535 linear feet of frontage along the west side of Greenville Avenue and the DART Light Rail Line, and 376 linear feet of frontage along the north side of Caruth Haven Lane.
